Our Mountain Community
The community of Redwood Estates is a California Private Nonprofit Mutual Benefit Corporation. This corporation comprises 377 homeowners and 52 lot owners. Redwood Estates has approximately eleven miles of privately maintained roads, two playgrounds, a swimming pool, and a community center. As a property owner, you automatically become a member of the corporation by way of ownership. Pursuant to our Articles of Incorporation and R.E.S.A. Bylaws, Redwood provides services to its members as follows: 1. Maintenance of roads; provide ingress and egress (R.E.S.A. maintains a 20-ft wide x 14-ft high Road Easement) 2. Maintenance of Parks, Pool, and Pavilion: Provide Recreation. Our roads are vehicle-enforced. The Board of Directors
Redwood Estates Services Association (R.E.S.A.) is governed by an elected, five-member board. A monthly Board Meeting is held at the Pavilion on the third Wednesday of every month at 7:00 p.m., and the Annual Meeting of the Members is held on the first Sunday in March (TBD) at 2:00 p.m. If you cannot attend the meetings, find meeting minutes at www.redwoodestates.net/board-of-directors. R.E.S.A and the Board of Directors are responsible for day-to-day operations within the community, including road maintenance, administration, recreational facilities, and the community center.
Monthly Assessments
The revenues required for the operation and maintenance of the community are derived from monthly assessments assumed by the homeowners, as well as an annual lot assessment charged to unimproved lot owners. The monthly assessment is based upon the prior calendar year’s actual operating budget. The assessment is broken down into five categories: Roads, Operations, Playgrounds, Pool, and the Pavilion (community center). Each year, the budget is reviewed and voted on. The monthly assessment may change each year due to operating costs, or to allocate monies for specific projects or special assessment needs.
The current assessment for those services specific to Redwood Estates is $135.00 per month. Senior citizens (65+) receive a discounted rate of $125.00 per month. Members are billed and sent a statement every 15th of the month and are due the following 14th. Monthly assessments are subject to a $20 late fee at 60+ days past due. We accept check, e-check, credit card, Zelle, or ACH bank transfer. To set up your payment method, please contact the office at officemanager@redwoodestates.info . Checks can be made out and paid to RESA, PO Box 591, Redwood Estates, CA 95044 or dropped off at our physical mailbox located outside the office at the Pavilion (21450 Madrone Drive, Los Gatos, CA 95033).

Roads
- The roads within the community are “private roads” that are enforced by the California Vehicle Code.
- Each of the 377 homeowners pays a portion of the monthly assessment to maintain and improve the roadways.
- The roadside property line of each parcel is the middle of the road.
- There is a 10-foot setback right of way from the center line of the roadway.
- There is a 14-foot height clearance above the road’s edge for fire trucks.
Swimming Pool
- The swimming pool is open from Memorial Day through Labor Day. (Pool may be open after Labor Day, weather permitting, schedule TBD)
- Each resident must complete and comply with the Pool Use Agreement and fill out Emergency Contact Info.
- Pool hours are 12-7pm Mon-Fri, 12-6pm Sat-Sun. (TBD each season)
- The pool is staffed by a Pool Manager and certified lifeguards.
- Four guests per member account can visit the pool for a $5 fee.
Playgrounds
- The playgrounds are open to the public.
- Operating hours are from dawn to dusk.
- There are no restroom facilities at the playgrounds. Members are granted a bathroom access code at Friendship Park upon request to officemanager@redwoodestates.info
- Members may have parties at the park on a first come, first served basis. Please notify the office if you plan on having a party (officemanager@redwoodestates.info)
- Dogs are not allowed at the parks or playfields.
Pavilion
- Houses the RESA office.
- Site of the Monthly and Annual Board of Directors community meetings.
- Houses supplies for American Red Cross.
- Hosts various RESA-sponsored community events.
- Residents may rent the facility for a discounted rate.
- Available for outside/public functions through rental agreement/contract. Contact officemanager@redwoodestates.info for more information.
Property Owner Responsibilities
Fire Safety
- The Santa Clara County Fire Department requires that combustible vegetation be cleared for a minimum of 100-feet around homes.
- Education on fire safety through Hazardous Vegetation Management – flyers are available at the RESA Office.
- Maintain a minimum width clearance of 10-feet from the center line of roadway for Emergency Vehicle Traffic access (this includes vehicles parked on roadways, ornamental shrubs, trees, fences, retaining walls, garbage receptacles, carport overhangs).
- Maintain a minimum height clearance of 14-feet at the edge of the roadway (i.e., tree/shrub limbs, garage/carport overhangs).
Roads
- Owners are responsible for removing from the roadway surfaces seasonal flora as well as storm-related debris generated from their property.
Drainages
- Owners are responsible to ensure that seasonal flora as well as storm debris generated from their property (i.e., trees, branches, limbs, vines, and leaves) are removed from drainage culverts, swales, drains, roadway surfaces, and drainages.
Leaf / Brush Abatement
- Our present garbage company, Green Team 408-283-8500, will pick up an extra 5 cans of yard waste per week. (Note: Must call garbage company to reserve more yard waste cans)
